Most commercial interior renovations in Ontario require a building permit, including any work affecting walls, ceilings, plumbing, electrical, HVAC, or egress. Purely cosmetic work (paint, carpet, fixture swaps) typically does not.
VNG manages all permit applications, coordinates with the municipality, and books all required rough-in and final inspections as part of the project schedule. Permits are not an afterthought, they are built into the timeline from day one.
A tenant improvement allowance is money your landlord provides toward the cost of building out your leased space, typically expressed as a dollar-per-square-foot figure (e.g., "$60/sqft TI").
The TI covers some or all construction costs; you pay any overage. VNG works on TI projects regularly and can help you understand what your allowance will and will not cover before you sign your lease, avoiding the situation where you are committed to a space with a TI that does not cover the actual build cost.
VNG coordinates all trades under a single contract. Our core trades, demolition, framing, drywall, finishing, and millwork, are in-house. Mechanical, electrical, and plumbing (MEP) are handled by trusted trade partners who work with us on a regular basis.

ICRA (Infection Control Risk Assessment) is a set of construction protocols required when working in or adjacent to healthcare environments. It prevents the spread of airborne pathogens during renovation work.
ICRA measures include dust barriers, negative air pressure systems, HEPA filtration, and defined worker traffic patterns. VNG's teams are trained in ICRA protocols and apply them on all medical and dental renovation projects, so your facility inspections pass without delays.
