Other contractors list service names. We list what we actually do, because the difference between a good project and a frustrating one lives in the details.

Demolition

Full strip-outs, selective demo, hoarding installation, debris removal, bin management, rough cleaning, structural condition reporting, coordination with building management. We leave the space ready for the next trade, not just empty.

Steel Framing

Light gauge steel partition framing, door openings, backing at specified heights, header installation, blocking for wall-mounted items, coordination with MEP rough-in. Our framing crew is in-house, ensuring consistent quality and direct accountability throughout the project.

Drywall & Ceilings

Hang, tape, and multi-coat finish. Level 4 finish as standard on commercial applications. T-bar ceiling grids, bulkheads, soffits, acoustic tile, specialty ceilings. Every coat is applied and sanded to specification before the next trade steps in.

Finishing

Primer, paint (2-coat minimum), accent walls, trim installation, base and door casing, LVP and carpet flooring, tile, epoxy floors for industrial applications. Finish schedule managed against the approved specifications.

Millwork & Installation

Custom reception desks, office built-ins, break room cabinetry, credenzas, shelving, feature walls, signage substrates. Shop fabricated to spec and scheduled into the project timeline from day one so installation lands exactly when the sequence requires it.

Trade Coordination

Full MEP sequencing, sub scheduling and re-scheduling, daily site management, permit management, inspection coordination, conflict resolution, progress reporting. The work does not fall through the cracks because one person owns the whole picture.

This is one of the most searched questions in our industry and one of the most poorly answered. The honest answer is that cost depends on scope, condition, finishes, and timeline. Here is a framework for understanding it.

Open-to-enclosed TI. Shell to turnkey, full MEP, drywall, ceilings, millwork. Spec finish level and MEP density are the primary cost drivers.
Medical Office Fit-Out

What Drives Cost Up

High plumbing density (medical, restaurant), specialty HVAC requirements, level 5 drywall finish, full custom millwork, tight timelines requiring weekend crews, phased builds in occupied spaces, extensive permit management, structural modifications, and specialty materials with long lead times.

What Drives Cost Down

Simple open-plan layouts, standard finish specifications, minimal MEP changes, good base building condition with accurate drawings, generous timelines, flexible scheduling, and early engagement that allows proper long-lead item ordering. The biggest cost savings come from planning, not cutting scope.

How VNG Quotes

Our quotes are broken out by trade, with every line item priced to actual cost. Exclusions are listed explicitly. Items that could affect scope, including slab conditions, existing MEP, and permit comments, are flagged at quote time, not after signing. You get a number you can plan around, and it does not move unless the scope moves. When scope changes are needed, you approve them in writing before we proceed.

Do you handle permitting?

Yes. We apply for all required permits on day one of the project, manage the permit process, book rough-in and final inspections, and close permits at project completion. Permit delays are built into our schedule assumptions where applicable.

What is the typical quote turnaround time?

We return detailed, itemized quotes within five business days of a site visit. For larger or more complex projects, we will tell you upfront if additional time is needed. We do not provide quotes without seeing the space.

Can you work in an occupied building?

Yes. We regularly execute renovations in occupied commercial buildings. We coordinate with building management, use proper hoarding and dust containment, schedule noisy work during off-hours where required, and keep common areas clear. For medical projects, we follow ICRA protocols throughout.

How do you handle scope changes mid-project?

Every scope change is documented in a formal change order with a cost impact and schedule impact before work proceeds. No verbal approvals, no surprises on the final invoice. You always know what a change will cost before we make it.

What geographic areas do you serve?

Do you have WSIB and liability insurance?

Yes. VNG carries full commercial general liability insurance and WSIB clearance. Certificates are provided at contract signing and can be issued to your organization or property management as additional insured.
